Singapore-based real estate investment manager CapitaLand Investment has unveiled a Rs 1,940 crore development in Chennai, with plans to complete the 53 MW facility by the end of 2026 as it expands its digital infrastructure portfolio in India.

The facility, named CapitaLand Data Centre Chennai 01, is located in Ambattur and is being developed jointly by CapitaLand India Trust (CLINT) and CapitaLand India Data Centre Fund.

The project was unveiled by Singapore Deputy Prime Minister Gan Kim Yong and Tamil Nadu Chief Minister C. Joseph Vijay on Thursday. It is the first data centre development in Tamil Nadu under CLINT, the company’s Singapore-listed trust focused on India.

According to the company, the facility will have 34 MW of IT power capacity distributed across 13 data halls, supported by a dedicated 110 kV power substation.

The data centre is designed to accommodate high-density computing infrastructure, including liquid-cooled systems used for artificial intelligence workloads. It will also provide carrier-neutral connectivity, allowing customers to access services from multiple operators.

CLINT Chief Executive Officer Gauri Shankar Nagabhushanam said the company plans to invest approximately Rs 1,940 crore in the development as part of its expansion into digital infrastructure.

“As we build out our data centre portfolio across India, we remain focused on developing high-quality, future-ready assets that strengthen and diversify our portfolio and deliver sustainable long-term value for our Unitholders,” he said.

The company is targeting LEED Gold certification for the facility, which will incorporate energy-efficient chillers, water conservation systems, solar panels and automated infrastructure management.

However, the company has not disclosed the facility’s expected power usage effectiveness (PUE), customer commitments or the proportion of capacity already contracted.

CapitaLand expands India data centre portfolio

The Chennai development follows the completion of CLINT’s first data centre in Navi Mumbai in 2025. The company said the 108 MW Mumbai development has been fully leased to a global hyperscale technology customer.

CapitaLand is also developing data centre projects in Hyderabad and as part of its efforts to expand its presence in India’s digital infrastructure market.

The Singapore-based group has operated in Tamil Nadu since 2004, when it established International Tech Park Chennai in Taramani.

It has since invested more than Rs 6,000 crore across seven operational assets in the state, including business parks, industrial facilities and logistics properties.

Quaiser Parvez, Chief Executive Officer, India, CapitaLand Investment, said the company would continue expanding its data centre, logistics and industrial portfolio in Tamil Nadu through its listed and private investment funds.

The company said its investment strategy in the state would focus on infrastructure supporting technology companies, manufacturers and other enterprises.

Across India, CapitaLand has interests in business parks, industrial and logistics properties, data centres and hospitality assets.

As of June 30, 2026, the company’s funds under management in India exceeded SGD 8 billion. Its India portfolio included nine business parks, 14 industrial and logistics properties and four data centres under development.
