Real-estate firm Anant Raj plans ₹4,500 crore data centre, IT park in Andhra Pradesh

Anant Raj Limited subsidiary ARCPL has signed an MoU with Andhra Pradesh government to invest around ₹4,500 crore in developing a data centre campus and IT park.

Infrastructure and real-estate firm Anant Raj Limited has announced that it plans to invest around ₹4,500 crore in Andhra Pradesh to develop a data centre campus and IT park through its wholly-owned subsidiary, Anant Raj Cloud Private Limited (ARCPL).

According to the company, a Memorandum of Understanding (MoU) has been signed with the Andhra Pradesh Economic Development Board (APEDB) for the proposed project. The MoU was signed during the 30th in Vizag, in the presence of Information Technology, Electronics & Communications Minister Nara Lokesh.

Anant Raj stated that ARCPL intends to execute the development in two phases and aims to build advanced data centre infrastructure with cloud-services capabilities. The company has claimed that the investment has the potential to generate approximately 8,500 direct jobs and around 7,500 indirect jobs.

The company reports that it currently has a data centre capacity development pipeline of 307 MW, and that the proposed Andhra Pradesh investment would be in addition to this. At present, Anant Raj says it operates 28 MW of IT load across its and Panchkula campuses. The stated target is to scale to 307 MW by FY2032 across Manesar, Panchkula and Rai, supported by what the company describes as a $2.1 billion capital expenditure plan.

For FY28, the company has outlined an installed IT load capacity target of about 117 MW across the three locations. Anant Raj has also announced a partnership with French IT firm Orange Business to deliver managed cloud services in India.

Founded in 1969, the company said it has delivered nearly 9.96 million sq. ft. of residential and commercial projects, and holds around 320 acres of debt-free land in the Delhi–NCR region. For the first half of FY26, the company has reported revenue of ₹1,223.20 crore and profit after tax of ₹264.08 crore.

Andhra Pradesh attracts major investment in data centre

For Andhra Pradesh project, company said that the state government will support facilitation, coordination with government bodies and timely execution.

The company’s proposed ₹4,500 crore commitment comes alongside other data centre announcements in Andhra Pradesh.

Recently, the APEDB has announced signing an MoU with Tillman Global Holdings for a planned 300 MW hyperscale campus in with an investment of around ₹15,000 crore.

In addition, Google has also announced plans to invest about $15 billion to set up an artificial-intelligence and data centre hub in Visakhapatnam over 2026–2030, in partnership with AdaniConneX and Bharti .
